What Quebec Law Actually Says

Contrary to popular belief, no Quebec law requires a tenant to purchase home insurance. The Civil Code of Quebec does not generally impose this obligation on all residential leases.

What changes everything is the lease itself: a clause requiring personal liability insurance is perfectly valid if it is included in the initial lease, or added during renewal via a lease modification notice. To be valid, it must clearly specify the minimum coverage required as well as the obligation to provide proof of insurance to the property manager.

  • Temporary Relocation Expenses: Costs incurred if the rental unit becomes uninhabitable.

  • Property Protection: In many policies, protection against claims from the landlord for damage caused to the unit itself.

How It Works Before Receiving Your Keys

Proof of insurance must be provided before receiving the keys and then renewed annually. Any change of insurer or interruption in coverage must be communicated immediately to the property manager.
